How did Rebase add value?
PKF needed to double in size, upgrade the quality of their office and ensure any future premises could accommodate unpredictable future growth. As well as traditional leasehold options, we identified an off-market hybrid solution in WeWork, 30 Churchill Place.
Through our detailed understanding of both traditional leasehold and serviced office space we negotiated a highly protective licence which gave PKF exceptional flexibility to expand, predictability of cost and the ability to deliver their own fitout.
What was the result?
The agreed terms were 33% below the quoting level with costs materially lower than all traditionally leased space. PKF have rolling annual breaks from the 5th year, the ability for their staff to use all WeWork amenities, no dilapidations liability, and will pay a fixed and predictable cost (including business rates, service charge, cleaning, maintenance etc) for the duration of their licence.
