How Did Rebase Add Value?

We utilised our market knowledge of comparable lease terms to benchmark prospective deal terms, identifying that MWM were overpaying. Rebase presented alternate options and used these properties as leverage against The Crown Estate to achieve favourable Heads of Terms in restructure negotiations. We effectively guided MWM’s C-Suite through the process, managing multiple stakeholders and maintaining clear lines of communication.

Result/Outcome

Rebase achieved approximately 35% savings from headline rent, along with an additional 10 months free. A further 2 months’ rent premium was secured, calculated at MWM’s current rent – and a service charge was negotiated to mitigate potential future liability.

Rebase were retained as their honest and open advice resonated with our Partners. It was clear they had our best interests at heart from the outset. They were confident they could save us significant lease overheads. In the end they used their connections within The Crown Estate and saved us approximately 35% off our current rent passing, secured us an additional 10 months’ rent free, a service charge cap, and a further 2 months’ rent premium.
