How did Rebase add value?

In a market where rents were rising and Orbis faced an upcoming open market rent review and break option, we recommended engaging early with their current Landlord and reviewing options available in the wider market. We reported potential relocation options and hosted various tours to analyse the market against staying in Dorset Square. In parallel with negotiating terms at relocation options, we leveraged the break option to re-gear the current lease on improved terms.

What was the result?

By strategically running a full “stay vs go” project, we successfully negotiated competitive terms both at relocation options and within the existing building. Orbis were able to remain in occupation of their long-term headquarters, removing the break option and settling the rent review in advance. Rebase negotiated savings of over £700,000 from the Landlord’s opening offer.
